Maintenance Manager - Luxury

The Maintenance Manager - Luxury is primarily responsible for day to day property maintenance, fire safety, inventory management, capital upgrades, and preventative maintenance of York Property Management’s Luxury portfolio in London, Ontario.

This position works in collaboration with MREs, the Community Manager, and will report to the Director Operations.

Priorities change regularly in this position and the Maintenance Manager - Luxury must be flexible and willing to change roles and responsibilities as required.

Responsibilities

This position oversees Maintenance Technicians at several properties in addition to working hands on and with contractors. 

Main activities

Daily Work Orders
  • Complete some service requests as needed
  • Coordinate service requests for unit maintenance, assign and schedule staff and/or contractors to complete work orders
  • Oversee time tracking via Propertyware

Inventory Coordination
  • Source vendors for material and supplies and negotiate prices with suppliers
  • Maintain inventory of equipment and manuals
  • Update and maintain budgets

Fire Safety Coordination
  • Communicate with all staff, MREs, Maintenance Technicians and Cleaners to ensure daily, weekly, and monthly inspections are completed in accordance to the Ontario Fire Code
  • Communicate with Fire Safety Contractor to schedule annual inspections, negotiate pricing, follow up with repairs, and final completion certificates
  • Ensure buildings are maintained in compliance with the Ontario Fire Code and communicate with emergency services as necessary

Property Maintenance
  • Coordinate corrective and preventative maintenance strategy and process including
  • Coordinate repairs to structural, mechanical, and electrical systems including boilers, pumps, automatic doors, pools, chillers, CACF systems etc.
  • Coordinate landscaping, grounds maintenance and garbage/recycling pick up
  • Set up building service contracts with vendors, on Propertyware and with Head Office
  • Oversee and ensure proper execution of building service contact

Administrative duties
  • Verify Purchase Orders, Contractor Invoices and Material/Supply Invoices
  • Oversee after hours emergency rotation
  • Ensure workplace safety is practiced


The successful candidate must demonstrate the following skills and experience:
  • Hands on Experience in building maintenance systems e.g pools/hot tubs is required
  • Excellent mechanical skills including HVAC systems
  • Experience managing a team of maintenance technicians
  • Client service and public interaction skills
  • Ability to analyze and problem solve independently

Compensation

$70,000.00 - $75,000.00 per year
